This project represents The Poneke Company’s first foray into modular housing constructed entirely in New Zealand, marking a pivotal step in our ongoing exploration of prefabricated architecture. Designed as a pair of high-spec, two-storey 60m² loft apartments, these modules will be craned onto a steep Wellington site adjacent to architect Nic Ballara’s own "45-degree house," a structure that famously featured on Grand Designs NZ. With its innovative design and site-responsive approach, this project is a poster child for our cutting-edge modular research and serves as a model for future developments.
The design incorporates fully glazed end gables to flood the interiors with light and frame uninterrupted views down the valley to the city below. Pitched roofs, paired with Colorsteel Flaxpod cladding and Cedar shiplap, elevate the aesthetic while blending harmoniously with the rugged terrain. Unlike the boxy stereotypes often associated with modular construction, these apartments defy expectations, offering both elegance and practicality.
“Our experience with the ‘45-degree house’ highlighted the immense challenges of building on steep sites,” says Ballara. “This project takes what we’ve learned and refines it into a modular solution that’s efficient, elegant, and perfectly suited for Wellington’s difficult terrains. It’s not just a design solution; it’s a statement about what modular can achieve.”
The interiors are thoughtfully designed for functionality and flexibility. The entry-level features a generous timber deck and a bedroom suite, while the lower level houses an open-plan living area and a second bedroom with an ensuite. Expansive glazing ensures a seamless connection between indoor and outdoor spaces, while the compact footprint prioritises spatial efficiency. The modules can be customised to suit various site conditions, offering a flexible and scalable solution for future developments.
This project is more than just a housing solution; it’s a showcase of what’s possible with locally constructed modular design. With interest already expressed by several clients for similar modules on other sites, The Poneke Company is poised to develop this concept further.
The efficiencies of prefabrication, combined with the reduced site impact and shorter build times, position modular construction as a sustainable and cost-effective approach for Wellington’s challenging topography.
