Sar Street Lofts, an apartment project in Wadestown, combines cost-effective design with aesthetic appeal to create a modern addition to Wellington's urban landscape. The project features six 1-bedroom units, each designed with an efficient layout that maximises space and natural light. The development is nestled into the steep topography of the site, with each unit offering expansive views towards Wellington Harbour.

 

Working in collaboration with PLS Consulting, Poneke Architects carefully considered the challenge of building in a constrained urban environment. The design approach is a direct response to the increasing demand for high-quality, affordable urban housing. The project’s design splits the building mass into two stepped 3-storey forms, ensuring a sensitive integration with the surrounding neighborhood and the steep site. A series of outdoor decks and communal areas further enhance the sense of connection between residents and the streetscape.

 

For cost-effectiveness, the building’s exterior features a single cladding typology of JH Exotec panels, with contrasting painted colours applied to the structure, and elements such as timber louvres and feature boxed windows providing visual interest. The internal layout is open and functional, with each unit designed for comfort and modern living. Timber finishes in the interior complement the building’s clean lines, creating a warm and welcoming atmosphere.

 

The project was undertaken with a strong focus on value engineering during the design phase, ensuring that the final result achieved both budgetary constraints and the desired aesthetic. The development successfully integrates sustainable building practices while contributing to the ongoing evolution of Wellington's urban fabric.
