The Sanctuary At Karori project is a contemporary 2-bed apartment development located in Karori, one of Wellington's most well-connected residential areas. Positioned at the city-end of Karori, just 3.8 km from Civic Square and with direct access to three bus routes, this project offers an urban living solution that combines convenience with contemporary design.

 

The development consists of two apartment buildings, each featuring three levels and six two-bedroom apartments. These apartments are thoughtfully designed to maximise the site's natural steep and unforgiving topography, with stepped levels that follow the land's slope, enhancing both privacy and views. The layout of the apartments ensures that each unit is oriented to take advantage of east and west-facing vistas, providing expansive views over the surrounding valley and gully.

 

For a cost-effective approach, the exterior of the building features a cladding typology of horizontal Colorsteel and JH Exotec panels, with a clean and simple aesthetic enhanced by contrasting colours for each building form. Feature boxed windows and decks introduce visual interest while maintaining the project's focus on efficiency and durability. This traditional-build design allows for a swift and cost-efficient build, ensuring that the Sanctuary Apartments blend seamlessly into the existing urban fabric.

 

The site, with its steep south-facing slope, required careful planning to create a flat stepped platform for the apartments. The design includes cutting-edge geotechnical engineering solutions, ensuring the building is stable while maintaining minimal disruption to the surrounding area. Despite its proximity to a neighbouring high-density development, the building’s thoughtful orientation ensures that residents enjoy privacy and a sense of openness, with views across the gully and valley.

 

Constructed by PLS Consulting, the Sanctuary Apartments project is an excellent example of how urban infill can deliver modern, well-designed living spaces that complement their surroundings while offering a cost-effective, high-density solution for the growing city of Wellington.
