
Pipitea Outlook
Status : Concept
This unbuilt project in Wellington’s Pipitea neighbourhood aimed to transform a steep, previously inhospitable site into a high-quality, precedent-setting multi-unit development. Pipitea Outlook was designed to supply five contemporary dwellings, the project would have added much-needed density in an area with an evident housing shortfall, all while being within walking distance of the CBD, rail, ferry terminal, and motorway access.
Recognising the transitional nature of Pipitea—bridging commercial zones to the south with suburban neighbourhoods to the north—our design sought to seamlessly integrate into the urban fabric while creating a distinct, modern aesthetic. The building form juxtaposed raking black steel cladding with clean white orthogonal elements, reflecting a carefully modulated and balanced relationship with the surrounding streetscape.
Internally, each unit was thoughtfully planned to maximise privacy, sunlight, and views. Carefully placed windows allowed for expansive views of the city and waterfront while preserving the sense of seclusion. Decks and outdoor spaces were positioned to capture optimal sun throughout the year, providing a warm, inviting atmosphere in all seasons. High-spec interiors combined with energy-efficient heating and cooling systems ensured that the homes were both luxurious and sustainable.
The development’s active street edge, including garage and pathway access, would have significantly improved the local streetscape, addressing an area that previously suffered from poor surveillance and safety concerns. By introducing an overlooking presence, the design aimed to revitalise the pedestrian experience while fostering a sense of community.
While the project aligned with the Wellington City Council’s Multi-Unit Design Guide—exceeding expectations in terms of sunlight, privacy, and visual cohesion—it ultimately became cost-prohibitive due to the complexities of bespoke construction on the steep site.
This project was a critical learning moment for The Poneke Company, driving us to explore modular solutions as a more efficient and scalable approach to housing. It marked a pivotal point in our evolution, demonstrating the potential of innovative, site-responsive design and laying the groundwork for future modular projects that maintain the same high standards of architecture and urban integration.
