Mangawhai Dune House

Mangawhai Dune House, was commissioned as a haven for extended family gatherings in the stunning Mangawhai Heads, a beachside peninsula overlooking the estuary and sand dune spit, with sweeping ocean views towards Great Barrier Island. The brief called for a home that embraced family living, with space for four bedrooms, four bathrooms, three living areas, ample boat parking, and room for summer camping.

 

The design embraces a contemporary approach that captures the stunning views from the site while providing a liveable environment for both the owners and inter-generational family groups holidaying together. The initial design move splits the site into two distinct forms: the main living areas running along the ridge, complemented by a perpendicular, skewed West Wing that houses the bedrooms. These two forms pivot from the southwest corner of the site, creating dynamic outlooks—one facing east toward the vegetated reserve and the sea, and another facing west toward the inland landscape, away from the neighbourhood.

 

The architecture achieves legibility and balance through a dual language of materials and forms. The main wing features screened, glazed, cantilevering elements that frame harbour views below while minimising the visual impact on the northern neighbour. This contrasts with the darker, timber-clad West Wing, complete with a grassed roof, creating a harmonious connection to the landscape. The lowered western outdoor areas shelter and provide privacy, while cantilevered floors offer both practical benefits—such as sheltering entryways and decks—and opportunities for striking architectural contrasts.

 

The home’s formal arrangement utilises the natural landform, where the taller portion of the structure provides protection and shelter for the site while being screened by landscaping when viewed from the north and east elevations. Internally, spaces are meticulously planned around sun and view access, shaped by sun studies to optimise light throughout the year. Living spaces flow seamlessly from entry-level areas on the west face to central living spaces and east-facing outdoor areas. The east-facing patio and vanishing-edge pool are complemented by a native-planted gabion wall, enhancing the coastal aesthetic.

Delivered in collaboration with Richard Ainsworth and local building firm Smith Construction, the project successfully integrates luxury and functionality. It balances the structural complexities of the design with the client’s budget, achieving a superb result. This residence not only fulfils the brief but also elevates coastal living, blending architectural innovation with the relaxed lifestyle Mangawhai is known for.
